How long is the offer valid for?

Any offer provided by Sell Fast UK is valid for 28 days. After this date, further due diligence regarding the local property market will need to be carried out, at which time we will confirm if our offer remains the same. It is likely that the offer will remain, unless there has been some major movement in property prices in your local area.

Do I have any fees / costs that I have to pay?

Sell Fast UK pay all the related fees in regards to your property sale, assuming you are happy working with a solicitor from their panel. Some companies will charge you for a valuation, sometimes as much as £300! Sell Fast UK pay for their own valuation, legal fees and your legal fees too (if you use a solicitor they recommend). There are no hidden costs.

Will I need to instruct a Solicitor to sell my property?

Yes, you will need a solicitor to act on your behalf in regards to the sale of your property. If you use a firm of solicitors that Sell Fast UK recommends to you, your legal fees will be paid for you. This will also allow the sales progression department at Sell Fast UK to take all the hassle away from you having to chase your solicitors for updates etc.

What is the process for you buying my house?

There are four key stages in the sales process;

  • Information Gathering / Research - Sell Fast UK House will spend approximately fifteen minutes discussing your property, your situation and how quickly you would like to complete. Following this, Sell Fast UK will carry out research into the property values in your area and will call you back with a provisional offer.
  • Valuation – Sell Fast UK will pay for a local surveyor to visit the property and produce a valuation report which they will send to you for you to retain on file. Once the report is received, Sell Fast UK will confirm their offer.
  • Instruct Solicitors – Sell Fast UK will instruct a firm of solicitors to act for you confirming your desired completion date. The sales progression team at head office will then progress the sale to completion keeping you updated every step of the way.
  • Completion – Sell Fast UK will complete the purchase on the date requested by you. The solicitors will redeem any charges you have on your title and bank transfer the surplus to you (you can request a cheque).
How long does the whole process take?

Completion usually takes place within 7 – 28 days from receipt of contracts. Sell Fast UK will work with you on this and arrange the completion date to suit your requirements. If you require longer than 28 days, this is not problem, just let the team know and they will co-ordinate this for you.

Do Sell Fast UK have insurance and are they registered with The Property Ombudsman [TPO]?

Yes, Sell Fast UK have professional indemnity insurance and are registered with TPO redress scheme. We suggest you do not deal with any firm who does not have insurance and is not registered with TPO.

Is the process confidential?

Rest assured the whole process is fully confidential. Working with Sell Fast UK removes the hassle of continuous viewings and there is no need for an intrusive ‘for sale’ board to be erected outside your property. However, certain facts about the sale remain in the public domain, such as the sale price & the date of completion.

Sell Fast UK will arrange a valuation of your property immediately so they can confirm the cash offer to you as soon as possible. You do not have to pay for the valuation and if you do not wish to proceed with the offer, simply tell us to close the file…

Some companies have been known to drop the price at last minute or use unfair contracts & option agreements. The only paperwork that you will sign when dealing with Sell Fast UK comes directly from your solicitors who are regulated by the Solicitors Regulation Authority [SRA].
